The difference

Most used domes are half a building

Almost every used dome you will find is just fabric and a blower. Then you figure out you still need doors, lights, a panel and a floor, and the budget is gone before anything goes up.

This one came down complete and went into storage complete. Airlock door, emergency door, the whole lighting harness, the electrical panel, and 7,200 square feet of half-inch rubber mat, all of it in the containers with the Arizon manual and the as-built drawings. You buy it once and you are done.

Opaque fabric blocks radiant heat, which is why this one ran in the Mojave. If you want daylight instead, translucent fabric passes 5 to 12% light, but you give up the heat blocking.

There is no warranty on this dome

The numbers above are the manufacturer's published specification for this material. They are not a warranty. The original 20 year pro-rated coverage ran to the first purchaser on the original installation, and it does not come with the dome. We took it down ourselves without Arizon supervising, which ends it on its own, and coverage like this is not transferable to a second owner in any case.

It sells as-is. What you get instead of paper is the ability to look at it: come inspect the fabric in person, or have Arizon inspect it and quote you on a re-install, which is the only route to any kind of coverage going forward. We would rather tell you this up front than have you find out from your attorney.

The 50-ton Trane rooftop A/C unit

We sold it separately, so it is not part of this package. Heat still works: the Fizer unit runs indirect gas-fired heat. That makes the dome complete for seasonal or cold-weather use, which is how most court domes get run anyway, up in October and down in April with nobody needing A/C. If you want it cooled year round, budget for a unit.

Putting it up

Five stages. The foundation takes the longest and happens before anything ships. Once the pad is cured, a decent crew has this thing standing in under two weeks.

Site prep and foundation

Soil test, stamped drawings, permit, then either a concrete grade beam or earth anchors depending on your soil and local wind code. Concrete has to cure before it takes any load.

Delivery and unload

Containers show up from Amarillo. You will want an 8,000 lb forklift and flat ground to stage on. Lay everything out and check it against the manifest before your crew arrives.

Envelope layout and anchoring

Roll the fabric out across the pad, get it positioned, then bolt the perimeter down and fit the cable harness. Slow work and weather dependent. Do not try it on a windy day.

Mechanical and electrical

Set the Fizer unit, run the gas line, land the panel, hang the lighting harness. You need a licensed electrician and a gas fitter for this part, not general labor.

Inflation and commissioning

Inflate it, hang the airlock and emergency doors, dial in the pressure setpoints on the photohelic gauge, lay the rubber floor. It comes up to pressure in a few hours.

Who this suits

You want somebody with construction experience on the job

This is not a weekend kit. Anchoring a pressurized fabric building, running gas and three-phase, and getting it through inspection is real trades work. If you have run commercial installs before, you will be fine. If not, get a GC involved or hire Arizon to put it up. They still build these and they have the records on this exact sales order.

Background

Where it came from, and why we are selling

Arizon Building Systems built it in 2020 under sales order A10324. It went up on a military installation out in the California high desert and ran as the base gym from 2020 to 2023 while they built the permanent one.

We bought it to open our own facility. We took it down ourselves in 2023, packed it into 40-foot high-cube containers and hauled it to Texas. Then our funding fell through and the project died. It has been locked in a container in a dry storage facility ever since.

That is the whole story. Nothing wrong with the dome. We just do not have a use for it anymore, and it is worth a lot more to somebody who does than it is sitting in storage. Three years in the Mojave is about the easiest life fabric can have: no standing water, no freeze-thaw, no salt air. Arizon rates these for 20 to 30 years, so it has barely started.

You get the engineering, not just the parts

The stamped as-built set comes with the dome. Sections, the profile with cable spacing, and the perimeter anchorage details. If you have ever tried to permit a used building with no paperwork, you know what this is worth.

Anchoring, and why it matters to your budget

This dome does not need a poured grade beam. It runs a perimeter catenary system: 1/2" galvanized wire rope, 6x25 IWRC EIPS with white PVC coating and 26.6 KIPS minimum breaking strength, tied to helical earth anchors at 8' on center, with sandbags along the interior perimeter. On its original installation it sat on an existing concrete slab.

If you already have a slab, a pad, or ground your engineer will sign off on, that is the single biggest line item in the whole project potentially off your budget. Confirm it with a local engineer against your own soil and wind code, but the system it was built for is anchors, not footings.

What buyers usually ask

Why are you selling it?
We bought it to open our own facility. We pulled it down ourselves in 2023, containerized it, and moved it to Texas. Then the funding fell through and the project was dead. It has been locked in a container in dry storage since. Nothing wrong with the dome, we just have no use for it and it is worth a lot more standing on somebody else's site than sitting in a storage yard.
Is everything really included?
Everything but cooling. Fabric envelope, the Fizer 24-2 blower with gas heat and a backup blower, the airlock front door, the emergency double door, all the lighting and the cable kit, the electrical panel, 7,200 sq ft of half-inch rubber mat, and the Arizon manual with the as-built drawings. Most used domes out there are fabric and a blower and nothing else.
Why is there no air conditioning?
We sold the 50-ton Trane separately. Heat is still there through the Fizer unit, so the dome is complete for seasonal or cold-weather use. Anybody running a court cover from October to April never needed cooling to begin with. If you want it cooled year round somewhere hot, you would buy a unit separately.
Do I need a concrete foundation?
Maybe not, and this is the one that saves people real money. This dome was engineered for a perimeter catenary system on helical earth anchors at 8' on center, and on its original installation it sat on an existing concrete slab. It was not built around a poured grade beam. If you already have a slab or a pad your engineer signs off on, you may skip the largest line item in the project. The anchorage details are in the as-built drawings that come with it. Confirm against your own soil and wind code before you count on it.
What does the whole project cost, not just the dome?
On top of the $60,000: hauling it from Amarillo, structural and mechanical engineering with stamped drawings, foundation and site work, and install labor. The foundation is the wild card and it comes down to your soil and your local code. Get a local engineer to price it before you commit to anything.
Do I need a permit?
Almost everywhere, yes. Air-supported structures fall under the IBC and ASCE 55, and you will need stamped structural and mechanical drawings from a licensed engineer. Arizon's engineers are licensed in all 50 states and can do them for this specific building.
Can I install it myself?
Only if you have real construction experience. Anchoring a pressurized envelope, running gas and three-phase, and passing inspection is trades work. Plenty of guys self-perform the labor and sub out the electrical, gas and engineering. If none of that sounds familiar, get a GC or have Arizon put it up.
How long does it take to put up?
Two to four weeks on the foundation, then seven to twelve working days on site: unload, lay it out, anchor it, mechanical and electrical, inflate, commission. Inflating it takes hours, not days.
What does it cost to run?
The blower runs 24/7, which is the cost people forget about. Industry numbers put blower-only operation around ten to twenty cents per square foot per year. Total utilities with lights and heat run a good bit higher depending on your climate and hours. On 7,200 sq ft the blower is cheap. Heat in a cold climate is the real bill, and that is exactly what the triple-wall liner cuts down.
Does the fabric warranty transfer?
No. It sells as-is with no warranty. The original 20 year pro-rated coverage was written to the first purchaser on the original installation, we dismantled it ourselves without Arizon supervising, and that coverage does not follow the fabric to a second owner regardless. The published spec numbers tell you what the material is, not what is covered. If warranty matters to you, talk to Arizon about inspecting it and quoting a re-install.
What condition is the fabric in?
Three years up in the Mojave, then locked in a dry storage container since 2023. Desert air is the easiest life fabric can get: no standing water, no freeze-thaw, no salt. Arizon rates these envelopes for 20 to 30 years of service life. That said, it sells as-is with no warranty, so do not take our word for the condition. Come look at it, or send an inspector. We will open the containers for anyone serious.
Can it stay up all year?
Yes. These get built for permanent, seasonal or temporary setups. Somewhere hot you would want to add cooling for summer. Anywhere cold or temperate it runs all year on the gas heat as-is.
What happens if the fabric gets punctured?
It does not come down. The blower makes up the air loss and it holds pressure until you patch the tear. The envelope is multi-layer, so cutting the outer skin still leaves material behind it. Patching is routine maintenance.
Is there anything unusual about the tax treatment?
Air structures usually get classified as personal property instead of real property, which means you depreciate over five to seven years instead of the thirty-nine you would get on a regular building. That is a real difference in what it costs you after tax. Check with your own CPA, because it depends on how yours ends up anchored and permitted.
